San Bernardino is a city of about 222,000 people sitting at the base of the San Bernardino National Forest, with neighborhoods ranging from older postwar streets near downtown to newer developments on the north and east sides. The city serves as the county seat of San Bernardino County, the largest county by area in the contiguous United States. A large share of the housing stock was built between the 1940s and 1980s, meaning many homes have aging systems that need attention alongside any new construction.

Local landmarks and institutions shape what homeowners experience here. Students and staff at California State University, San Bernardino live in the neighborhoods on the north side of the city. Historic Route 66 runs through San Bernardino, and some of the homes along those older corridors have been in families for generations. Foothills neighborhoods closer to the mountains tend to have larger lots and older custom-built homes that require a different approach than the standard postwar ranch homes found elsewhere in the city.
